SDA Architecture Ltd provides a detailed architectural design and preparation service for preparing construction drawings suitable for submission to the local authority or ‘approved inspectors’ under the Building Regulations Act 1984 for private clients and commercial developers. We can be involved in all aspects of your project, from the initial design inception and feasibility studies to the construction and final handover.
Virtually any aspect of building work in the UK must comply with the current approved Building Regulations. It is important to handle this properly with experienced architectural consultants such as SDA. The Building Regulations cover many elements, from the obvious ‘structural stability and ‘insulation’ right through to the more obscure such as the height of light switches and ventilation within spaces. Building Regulation Approval can be obtained in two ways; through your Local Authority Building Control Department at your Local Authority or through private regulated Approved Inspectors. SDA can not only prepare all the necessary architecture drawings and specifications but also coordinate your Building Control Application, whichever route you choose and can also prepare the necessary drawings, specifications and details in conjunction with other specialist consultants needed, such as Structural Engineers and Acoustic Consultants.
A further professional service that SDA offer is client-appointed building contractors. Before starting any project, you must know how much the project will cost using Tendering the project out to reputable and approved construction contractors and sub-contractors. This process is formerly known as ‘Tendering’. At SDA, we can coordinate all aspects of the tendering process for you to ensure that professional, experienced contractors are appointed for your project, allowing your project to run smoothly and to have a positive construction experience. Tendering involves expanding on the basic construction information prepared for Building Control Approval and incorporating more detailed design and specifications.
SDA Architecture Ltd will analyse suitable contractors and short-list competent contractors that suit your project criteria or specialism. We will then actively gather prices to complete your project, liaise with them during the tendering process and provide a full, detailed expert report with recommendations before preparing the contract administration duties professionally to procure the correct JCT construction design contract for you.
During project construction, we can carry out a service known as ‘Contract Administration. This entails SDA dealing directly with your nominated construction team of contractors on your behalf, visiting the site, checking the quality of building works comply with the details of the contract, handling variations and revisions, preparing payments to your builder throughout the construction process, to final successful completion of the project and handover back to you the client to enjoy.
Part of this process is also to submit requests for inspections on regularly with local authorities or approved inspectors in respect of maintaining compliance with the approved Building Regulations and liaising with inspectors during the building process.
